Building construction in Freetown, Sierra Leone
ASSAS undertakes building construction in Freetown and across Sierra Leone, including houses, residential blocks and commercial buildings. Our scope covers reinforced concrete and steel structures, with finishing and external works agreed for each contract. We establish what is included before pricing, so the drawings, bill of quantities and written contract describe the same building.
Define the building before ordering materials
A building quotation needs more than a floor area. The number of storeys, structural design, roof construction, windows, sanitary fittings and level of finish all affect the work. We review the available drawings and identify the information needed to measure the scope. Where the design is incomplete, the quotation states its assumptions and the items awaiting a decision.
The agreed package can include excavation, foundations, reinforced concrete columns and slabs, blockwork, roof construction, plastering and finishes. Connections, drainage, paving and boundary works need their own scope. You can then compare what is included in each price without treating two different specifications as equivalent.
Measure and price the work
We use measured quantities and a bill of quantities to organise the price. Each item identifies the work, its quantity and its rate. Materials, labour, plant and agreed variations are recorded against the contract. If you change the layout or specification, the effect on quantities, cost and programme is documented before the changed work proceeds.
Site access also affects a building price. Delivering reinforcement, cement, blocks and roof materials to a constrained plot requires a different arrangement from unloading beside an open site. The quotation should identify these constraints rather than conceal them in an unexplained total.
Plan for the site in Sierra Leone
Freetown plots require attention to levels, access and the route rainwater will take through and around the site. A sloping plot needs an engineered response to excavation and retaining work. Foundation decisions follow the structural design and site information. We deliver survey and ground investigation through Group staff and specialist partners where the agreed scope requires them.
Rain affects open excavations, stored cement and the sequence of external work. Temporary drainage, protected storage and a workable delivery route belong in the site plan. The programme must allow the site lead to change the sequence when conditions prevent a task from being carried out to its specification.
Keep responsibility and records clear
Every contract has one named person responsible on site. Written terms cover scope, rates, programme, payment and variations. Progress reports and cost records give you a basis for checking work and decisions, including when you live abroad. Our How we work page explains these commitments. Finishing and fit-out, and quantity surveying, can be discussed alongside the building package.
Client questions
Can you price a house from a sketch?
A sketch can start the discussion. We identify the drawings, measurements and specification needed for a measured quotation, and record any assumptions while those details are being developed.
Do you quote a fixed price per square metre?
We price the measured scope. Structure, ground conditions, access and finishes affect the amount, so a floor area alone cannot describe the work or produce a dependable contract price.
Can I appoint ASSAS while living abroad?
Yes. The written contract sets out responsibility, payment and reporting. Photographic records and written progress reports are agreed as part of the work, with one named site lead responsible for delivery.
Are kitchens, bathrooms and external works included?
The quotation lists the included work and specifications. Kitchens, sanitary fittings, drainage, paving and boundary works should be identified individually, with decisions and exclusions recorded before you accept the price.
Who handles a change during construction?
The named site lead records the proposed change and its effect on scope, price and programme. The written variation procedure establishes who can approve it and how that approval is recorded.
